Lead Setter - In Training

About MODSET: MODSET is a specialized modular construction subcontractor and subsidiary of Modular Built LLC (MODBLT). We self-perform the logistics, crane setting, and structural anchoring of modular homes and apartment buildings across the Western United States. Our crews execute complex multi-story modular set operations from project start to structural completion, working alongside crane operators, general contractors, and modular manufacturers to deliver precision results in demanding environments. Position Summary: The Lead Setter plays a critical hands-on leadership role on MODSET field crews. Reporting directly to the General Foreman, this position is responsible for directing field crew members through all phases of modular setting operations — from rigging and crane placement to structural anchoring and final modular alignment. The Lead Setter ensures work is performed safely, efficiently, and within manufacturer and contractual tolerances, while also managing crew accountability for administrative and safety requirements. This is a remote-deployed position. Crew members will be deployed to projects primarily throughout the San Francisco Bay Area, San Jose, Los Angeles, and San Diego, with select opportunities extending to Guam, potentially the Caribbean Islands, and Catalina Island. Key Responsibilities: Field Operations & Crane Setting- Lead field crews in the safe rigging, lifting, and placement of modular units in accordance with manufacturer specifications and project tolerances Serve as a competent signal person for crane operations, maintaining clear and precise communication with crane operators and oilers throughout all modular lifts. Ensure accurate module placement and alignment, verifying dimensions and tolerances during each set. Coordinate field sequencing and crane picks to optimize site efficiency and minimize downtime, anticipating changing conditions. Identify and communicate field conditions or variances to the General Foreman in a timely manner. Crew Leadership & Safety Direct and supervise field crew members throughout daily operations, promoting a positive, professional, and collaborative work culture. Enforce all safety protocols and site-specific requirements, with particular emphasis on working at heights up to 75 feet or greater. Operate and oversee the operation of aerial lifts including scissor lifts and boom lifts, as well as forklifts, ensuring safe and compliant use. Conduct daily toolbox talks and on-site safety briefings as required. Proactively identify and mitigate safety hazards; report incidents and near misses immediately. Administrative & Documentation Manage crew accountability for timely and accurate submittal of timesheets, expense reports, and required safety documentation. Maintain daily field logs and progress reports as directed by the General Foreman. Ensure all crew members safety certifications and equipment documentation are current and on file. Qualifications & Requirements Required: 3–5 years of experience leading field crews on commercial and/or multi-family construction projects. Demonstrated experience with rigging, crane setting operations, or heavy structural placement. Competency as a signal person for crane operations. Proven ability to safely work and lead crews at heights of 75 feet or greater. Certified or qualified to operate scissor lifts, boom lifts, and forklifts (or ability to obtain certifications — provided by MODSET). Strong communication, leadership, and organizational skills Ability to travel and work on an extended remote deployment schedule throughout the Western U.S. Valid drivers license; reliable and professional conduct. Preferred: Prior experience with modular construction, panelized systems, or volumetric modular setting a plus but not required. OSHA 30-Hour Construction certification. Rigger or Signal Person certification (NCCCO or equivalent). Bilingual (English/Spanish) a plus but not required. Training & Development: MODSET is committed to the professional development of all crew members. The following training is provided by the employer at no cost to the employee: MODSET modular setting protocols and field procedures (on-the-job training) Site-specific safety orientation and ongoing safety training Equipment operation certifications as required (scissor lift, boom lift, forklift) Signal person and rigging fundamentals where applicable Daily reporting systems and administrative tools Work Environment & Conditions: This position involves sustained outdoor physical labor in varying weather conditions and active construction environments. Crew members should expect extended project deployments away from home, with MODSET providing project-based travel and per diem arrangements. The role requires the ability to lift and carry heavy materials, work at significant heights, and stand or walk for extended periods throughout the workday. MODSET is an Equal Opportunity Employer.
